The Ber Certificate

Since the 1st Jan 2009, every dwelling offered for sale or rent must have a valid BER Certificate¹.
This Certificate will show the energy efficiency of the dwelling, allowing prospective purchasers or renters to compare the running costs of the property. Each property is assigned a rating from A to G, similar to the ratings you may have seen on domestic appliances such as fridges or washing machines.
A Ber certificate is normally valid for 10 years.
Non compliance may result in a fine, imprisonment or both.

The Certification Process

To determine your properties rating an assessor will visit to assess and record various aspects of the dwelling. This will include such items as;

	Walls - Construction type and dimensions
	Windows & Doors - Type, aspect and dimensions
	Space & water heating systems - Efficiency and control systems
	Ventilation
	Roof insulation
	Lighting

The inspection normally around an hour, depending on the size and nature of the dwelling. Afterwards the data collected is used in conjunction with software issued by SEAI to determine your rating. The Certificate is normally posted to you within 48 hours of the onsite survey².

BER's became mandatory for the sale or rental of existing dwellings on 1st January 2009, at that time there were no assessors qualified for existing dwellings! New building assessors were permitted to perform BER's on existing dwellings for a 12 month period.
In July the certification became available for existing dwellings. We're proud to say that our assessors were among the first in the country to obtain the latest certification.

Our principal Assessor - Maurice O'Brien - has achieved a Distinction in the Fetac Level 6 Building Energy Rating Assessment for new dwellings and a score of 98% in the Domestic Building Energy Rating exams for existing dwellings set by SEI in July of last year.

¹A small number of dwellings are exempt from this requirement, please refer to our FAQ pages for further information.

²We normally offer a 48hr turnaround on BER certs, however in certain circumstances due to particulars of the dwelling it may be necessary to seek clarification from SEAI, in this case the certificate may be delayed by several days. This is a very rare occurrence, and we will notify you immediately should this occur.
Additionally if you pay by cheque, the certificate will not be issued until the funds have cleared in our account.
